I was really looking forward to writing my first post of 2016 as I was expecting lots of new properties to be uploaded to Rightmove and Zoopla but that doesnt seem the case.

I have come across a solid investment in Old Swan that needs some TLC. The property is on Oakhill Road so is close to motorway links, bus routes to the city centre, walking distance to many shops and supermarkets as well as having a good choice of schools which all makes the perfect ingredients for a perfect buy to let property.

It looks like an elderly person has lived in the property and in my experience they always tend to look after properties although the bathroom and kitchen will need modernising as well as decoration and replacing flooring throughout. The roof looks like it has been replaced over the last 10 years and the windows and doors are UPVC.

It is currently on the market for £82,500 and has been available since the end of November so there should be some movement in the price but properties in a good condition can achieve up to £120,000 in this area.
