Maskell Road, Old Swan, Liverpool, L13 – Potential 9.4% Yield

I’ve spotted this new three bedroom house located in Old Swan come on the market with Entwistle Green. The property is currently available for £70,000 and looking at the photos, it looks like it only needs cosmetic works to get the property ready to rent out.

I have rented out several properties in this road and due to the size of the houses, they prove popular and I feel that if decorated to a good standard, then it could achieve £550 per month. If purchased slightly below asking price and spending a few thousand to get it ready, then this could work out as a good investment.

Although the price does seem correct for this property, one property recently sold for £97,000 and this was in a fantastic condition so it shows that value can be added to properties and people are willing to pay above market value for properties in a good condition.
