As there aren’t many new properties coming available I thought I would look for properties that have been on the market for a couple of months that may be open to offers.
I’ve come across a great three bedroom house that is perfect for a family and it is located in Norris Green. These properties are only a few years old and I’ve dealt with several landlords on this development and I’ve always been pleasantly surprised at how well they rent out with me having multiple applicants per property each time I’ve rented them out. I’ve also found that the tenants tend to stay in these properties a lot longer than an average tenancy.
I’ve also found that these properties are well built by the developer as well as having a fantastic energy performance certificate score which helps with the ever increasing utility costs.
This three bedroom semi with down stairs wc, en-suite, garden has all the ingredients for a perfect rental income. Although I don’t normally promote L11 to investors I do know that these properties are well built and rent out fantastically well.
Properties like this have sold previously for over £110,000 and as this has been on the market since November then an offer of around £85,000 may be enough to get this property. If a purchase price of between £85,000 and £90,000 was successful then this would result in a gross yield of between 8.5% and 8%.
The property is on the market with Northwoods in West Derby and as I have a good relationship with them, then I’d be happy to negotiate on your behalf if you wished to proceed with an offer.
